The incumbent is employed as a Heating-Ventilation and Air Conditioning (HVAC) Foreman to manage and supervise the American HVAC Shop. The incumbent will direct or perform skilled maintenance repair and installation work on HVAC components and systems in the Embassy and Consulate Compounds. The incumbent shall apply industry best practices and applicable codes to all new and existing installations. The incumbent assigns or performs work generated by the Global Maintenance Management System (GMMS) and other work as directed. The incumbent attends required meetings, approves time sheets, facilitates ordering of parts and supplies, and manages schedules to ensure proper staffing. Travel to support maintenance at other posts may be required.
Major Duties and Responsibilities (include but are not limited to):
Supervision:
Direct the work of the American HVAC Technicians and others as assigned. Review the performance of assigned work for proper installation and timely completion. Delegate the Preventive Maintenance (PM) work orders as generated by the GMMS. Ensure GMMS is current with Embassy assets and PMs. Ensure proper staffing by managing vacations and leave. Approve and verify accuracy of timesheets submitted by subordinates. Provide evaluations of subordinates as required. Provide expert technical support of issues related to the HVAC system at the Embassy.
Maintenance functions:
Direct and perform preventive maintenance and repair on the following systems: boilers, chillers, heat exchangers, water heaters, domestic water storage tanks, air handling and air conditioning units. Replaces or cleans HVAC related filters, belts and strainers according to established preventive maintenance cycle. Direct and perform preventive maintenance tasks in accordance with schedules, operating procedures and Original Equipment Manufacturer (OEM) guidelines. Analyze malfunctions in HVAC systems by visual and auditory inspection. Facilitate repair, adjustments or replacement of faulty equipment to ensure optimal performance.
Testing and operations functions:
Perform testing and proper operations of chillers, cooling towers, boilers, humidifiers, main hot water systems, and associated pumps. Perform seasonal changing of cooling and heating systems.
New installations:
Perform installation or replacement of HVAC systems in offices or other spaces.
