Reports to:  Facility Manager (FM)

Major Duties and Responsibilities

Basic Functions:

Operates, maintains and repairs the Building Automation System (BAS).  Also operates, maintains, and repairs boilers, chillers, heat exchangers, water heaters, air handling and air conditioning units under the guidance of the Maintenance Supervisor.

Specific Responsibilities:

• Operates, maintains, troubleshoots and repairs all BAS controls.
• Responds to fire alarms; resets the fire system an inter-related BAS system if determined to be a false alarm.
• Also operates, maintains, and repairs installed HVAC equipment such as centrifugal chillers, cooling towers, heating boilers, humidifying steam boilers, heat exchangers, main hot water systems, domestic water storage tanks, water heaters, air handling and air conditioning units, air filters, variable air volume mixing boxes and air distribution systems.
• Performs preventive maintenance on all HVAC systems in accordance with established schedules, operating procedures, and equipment warranty.
• Analyzes malfunctions in heating, ventilating and air conditioning systems and equipment, and makes necessary adjustments or repairs.
• May occasionally install HVAC systems as required.
• Performs other duties as assigned.

Job Qualifications:

Licensed journey HVAC technician with a minimum of two (2) years’ experience with Building Automation Systems/Direct Digital Control Systems.  A minimum of five (5) years’ experience in operation, maintenance and repair of HVAC equipment including centrifugal chillers, boilers, pumps, air handler units, piping, heat exchangers and associated equipment.  Must be fluent in speaking and reading English.  Must be 21 years of age or older, have completed secondary school or obtained a GED, and possess a valid driver’s license.

• Must be able to obtain and maintain a U.S. Government Top Secret security clearance.
• Must be a U.S. Citizen.
